Dubai Land Department has unveiled a unified AI-powered digital platform allowing property developers to register projects and manage escrow accounts online, aiming to cut manual paperwork, speed up approvals and boost transparency in the emirate's real estate sector.

Manual paperwork and slow approvals are being pushed aside as Dubai Land Department introduces a new AI-driven digital platform that promises to overhaul how property developers register projects and manage escrow accounts in the city. The move signals a decisive shift in Dubai's approach to real estate administration, with automation and data accuracy now at the centre of the process.

Developers can now handle project registration, transaction submissions and escrow management through a single online system, eliminating the need for repeated data entry and physical document handovers. The platform, named "Initial Registration", is designed to consolidate all key procedures into one digital workflow, directly targeting the bottlenecks that have long frustrated both developers and investors.

AI takes over data extraction and validation

At the heart of the new system is artificial intelligence capable of reading and analysing documents such as Emirates IDs, passports and sales contracts. The AI extracts relevant data and automatically populates required fields, sharply reducing the risk of human error and the delays caused by incomplete or inaccurate submissions. Transactions that meet the established business rules are approved instantly, cutting wait times and allowing developers to move projects forward without the traditional administrative drag.

Abdullah Ahmed Al Shehi, CEO of the Real Estate Regulatory Agency at Dubai Land Department, confirmed that the authority is investing heavily in digital transformation to keep pace with the city's expanding property market. He emphasised that integrating AI and streamlining collaboration between all parties will not only make business easier but also reinforce transparency, governance and long-term investor confidence in Dubai's real estate sector.

Unified accounts and smarter workflow for developers

The "Initial Registration" platform enables developers to oversee multiple companies and projects from a single account, with the ability to assign different user permissions based on job roles. This includes separating transaction submission from review functions, strengthening internal controls and making it easier for firms to track the status of their applications. The system guides users through a series of targeted questions to determine the correct procedure, and allows missing information to be added while the application remains open-minimising the need to restart the process over minor documentation gaps.

Dubai Land Department's digital overhaul is part of a broader government push to embed AI and digital tools across public services. The stated goal is to reduce manual data entry, improve transaction accuracy and increase the proportion of applications approved on the first attempt. Prior to the full launch, the platform underwent user training and phased testing to ensure reliability and reduce post-launch queries.

Dubai's property sector is now seeing AI move from a supporting role to a core operational function, with the new platform making digital registration and escrow management the default for developers. This is not just a technical upgrade-it is a calculated move to make Dubai's real estate market faster, more transparent and more competitive on a global scale. The city's authorities are betting that by removing friction and uncertainty from the process, they will attract more investment and set a new standard for property administration in the region.
